Low FPS in Left 4 Dead 2 with a Decent Build!?

I have a quite decent pc build here are the specs.
Graphics Card: MSI Radeon RX 480 4GB GAMING X Video Card
Processor: Intel Core i7-7700K 4.2GHz Quad-Core Processor
CPU Cooler: Corsair Hydro Series H115i Extreme Performance Liquid CPU Cooler
RAM: Corsair Vengeance LPX Red 32GB (2 x 16GB) DDR4-2400 Memory
Motherboard: MSI Z270 TOMAHAWK ATX LGA1151 Motherboard

So as you can see, the build is great for GAMING and EDITING. When I play l4d2 on steam, I noticed that my fps goes up to only 85 frames and when there's a huge crowd of zombies it goes down to 45 even to 30 fps. L4D2 is an old game, and my pc should not have any problems running it on ultra settings, yes i have the game setup on ultra settings and v sync is turned off. I can't even reach a hundred fps! Why is that!? I have the OC mode feature turned on for my GPU, and my cpu's frequency is on 4.5ghz with hyper threading turned on. I have tried playing other games such as dying light and i have no problems in performance, all of my games are in ultra settings and yet i can reach a hundred fps in those games.

Any solutions to this problems??

Solution
You might want to clean reinstall your GPU driver and check for processes or apps that running in background.
Also check for CPU utilization when gaming. See if it peaks at 100% and there is another program that uses CPU intensively.

Or maybe the game that you want to play is badly optimized, like Crysis for example.
It's one of the old game that still popular until now as a "de facto" standard to benchmark a gaming PC.
It's also one of the famous meme: "can it run crysis?"

Well never mind, I solved the problem already, turns out I had msaa to 8x, I lowered it to 4x and now fps goes up above a hundred fps and no difference in graphics quality. But since you tried to answer my thread I'm going to choose your answer as the solution.
