Unusual CPU temperature while gaming (I7 7700k)

I've been playing The Hunter Call of the Wild (click for the system requirements) and I think something weird is going on with the temperature of the CPU.
I have a GTX 1070 Gaming X which has fans and the temps can be easily maintained at 60 degrees, but my I7 7700k (which has a Cooler Master MasterAir Pro 3 cooler) isn't doing so well, that is, it's temperature is usually between 78-85 degrees and according to MSI Afterburner it reaches 90 degrees at some point.
While the GPU load is always somewhere at 98%, the CPU usage is never higher than 50% and I don't understand why the temps are so high?

P.S. I have no fps problems with this game.
P.P.S. My motherboard is a b150m pro vd and my psu is a Chieftec CTG-750c.

Although its a bit high, its not that uncommon to see 70-80 degrees while gaming.
As for the usage, it looks to be a slight bottleneck considering the difference.
Since you're using a B150, I guess that means no overvolt/overclocking.
Maybe a new cooler? The 7700k is a hot chip (al CPUs are hot obviously) and that cooler isn't a best. Although since you aren't pushing it then it shouldn't be an issue.
Turning off Hyperthreading can lower down temps a decent amount.

in regards to hyper threading, it depends on the game. older games dont scale past 1-2 cores, maybe 4 sometimes. but more recent games can absolutely take advantage of hyper threading and scale to all 8 threads.
