The only reason I have a Z170 mobo is because I have plans to upgrade the CPU to an unlocked version in the future. I don't use a lot of storage; which is why I have a medium size SSD (used 128gb in 2 yrs)

I swapped out the i3 for a cheaper Kaby Lake Pentium. It has hyperthreading so it's literally just 200mhz slower, otherwise identical (AVX2 is the other difference - but outside of very specific non-gaming workloads that's irrelevant).

I also gave you a better SSD and moved to a 570 which should have slightly higher clocks. Just a few dollars different on those choices.
I bumped up the monitor slightly to a basic Freesync display. It's only 48-75hz, so won't make the best use of Freesync. Depending on the sorts of games you play, putting additional funds into the monitor (if you have them) wouldn't be a bad idea. For example, $210 gets you a 144hz Freesync display which would be great for MOBA or other online games (Overwatch, DOTA 2, LoL, etc): https://pcpartpicker.com/product/ZBZ2FT/aoc-monitor-g2460pf.
If you're more into demanding games (Witcher 3, GTA V, etc), then your Pentium and 470/570 isn't going to be pushing 90fps + anyway. But the potential is still there for a future upgrade (though getting Freesync means you can only use that feature with AMD cards).
