This is the second build I'm creating, however, its the first I'm doing completely alone, as such I could use some guidance. My color scheme is monotone and I don't mind some noise in my fans. Also, I would like to avoid modding parts if possible. I've created a part list which is basically what I want in terms of this PC.

Following the 'How to Ask for New Build or Upgrade Advice Forum'

Approximate Purchase Date: In the coming 2 weeks.

Budget Range: 2300 AUD (Tax Included): Preferably from stores in Melbourne so that I can drive to pick up the parts.

System Usage from Most to Least Important: This computer is exclusively for gaming.

Are you buying a monitor: I will be getting a 1440p 140hz monitor in future.

Parts to Upgrade: I'm making a completely new computer.

Do you need to buy OS:
No as I'm pretty sure i can transfer my copy of windows to my new computer.

Preferred Website(s) for Parts: PcCaseGear or other Melbourne retailers (i don't mind if its cheaper to post)

Location: City, State/Region, Country - Melbourne, Vic, Australia

Parts Preferences: Best value and performance parts for my budget.

Overclocking: Only a little.

SLI or Crossfire: In the future, I want to be able to add a second graphics card as an upgrade.

Your Monitor Resolution: I have 2: 1920 x 1080 monitors.

Additional Comments: I would like a window and to stick to my color scheme.

And Most Importantly, Why Are You Upgrading: I cannot reach the mini specifications of newer releases and I want to make it easy to upgrade in the future.

Best gaming processor. Board comes with lots of connectivity and features including wifi and bluetooth. NVME SSD 5x faster than normal SSD. More performance for gaming.

Is the amount of effort to get the full potential of DDR4-3200 worth it?

if u want Bluetooth n wifi, switch to the strix as above.

Not much effort required. Just enable XMP from bios and u r good. Beside being a tad cheaper it is also a tad faster. Hell, why not???

You both chose the In Win 503 which has a somewhat cheap looking fan in the back and no fans in the front and bottom. Is it worth replacing the back fan and buying new fans for the front and bottom?

You can improve your list.
If you're only OCing a little, a k series chip isn't going to be worth your money, a non-k i7 will let you get a 40% faster GPU and the same stock CPU performance.
Centrecom can price match or beat nearly all of this, send them a live chat message or an email.
Ask them if you can get a better deal if you go in store to pick it up and they can cut it down a little for you, they usually give me pretty good discounts.

The 1080 TI is enticing, however, will the downgrade in motherboard and ram effect the ability for me to upgrade. Also, great advice with center com as it is by far the most convenient place for me to get a computer in terms of driving.

I may be able to stretch my budget to ~$2400 to take advantage of the 7700k although as stated above I'm not very interested in overclocking. I plan to have this computer for 2-4 years before upgrading my CPU as it doesn't seem to have a large improvement to cost ratio. Is it, therefore, a somewhat useless upgrade or will I be able to take advantage of it without overclocking?

The In Win 503 Mid Tower Case with new fans looks closer to $130 if I use these fans. Is that a reasonable price or should I consider different fans?

Also, the ASRock H270M Pro4 Micro ATX LGA1151 Motherboard doesn't support crossfire and I would prefer a board that does any suggestions.

those r good fans. go for them
as for ur cpu upgrade, the intel 200 series is looking to be he end of the life for them. i think the next gen intel will use a different socket. so u have to upgrade ur mobo along with cpu. the new socket may bring ddr5 support too.

now here is the catch : the b250 mobo locks the ram speed to 2400. but z270 can go upto 3000+ with xmp. go almost near to stock next gen ram performance. also, if the next gen intel is a 10nm or 7nm, it wont overclock well cuz of the new manufacturing process. so the easily oc'ed kaby is a good choice. but at the same time, the next gen can bring better ipc improvement. so cant say for sure.

Next gen won't be DDR5 100%, DDR4 was only adopted relatively recently.
OCing isn't worth it at all in your case, save yourself the cash @OP. :)
You can downgrade the mobo to the B250M Pro4 if you want to save $30 and don't need the extra ports.
@OP, why would you want Crossfire?
That's an AMD thing, also SLI isn't a good value choice either, stuttering + poor support = waste of money.
Stick with the 88R, also you don't need aftermarket fans unless its for a rad, stick with the included ones.

Sadly I can't wait and have to have this built quite soon. Due to the next gen coming soon would it be recommended to get Ram of about DDR4-3200 even though it's not currently available for the motherboard as I can then buy a next gen cpu and motherboard combo when it's cheap?

I have compiled a part list which incorporates parts of all suggested part lists. Its memory is far too fast for the motherboard as I can then upgrade that after the release of the next get of intel chips and chipsets.

Unless anyone has any other suggestions my final build will be https://au.pcpartpicker.com/list/vqntBP. I'm going to talk to center com to try to get the best prices and will end this thread once the computer is built. Thx :D

There's about a $170 price difference, costs $25 more for the cooler, $69 more for the CPU and about $70 more for the mobo.
@OP, a few changes.
The Edison M should come with some cable ties included, they shouldn't be that necessary anyway seeing as the cables are modular.
The 850 Evo which performs much better also costs the same as the MX300.
The included fans are also fine, the CM sickle fans are poor quality.
