CPU Overheating for no apparent reason

I recently purchased a new Asus Z97-A mobo. My brother and I put the new mobo along with the other parts I already had. When we booted up the computer Bios was reading the cpu temp at 88c. We continued and then checked the temp using Msi afterburner and it was around 54 to 65c when idle. As soon as we ran a game though, the cpu went up to 94 to 100c after a minute or two. We could not figure out why it was overheating so quickly. Bios still reads the cpu at 88c on startup and doesn't move from there. Any feedback what it could be? I'm not too familiar with the hardware as my brother is but I'll try give more info if needed.

The cpu is an I5. I'm not sure what brand the cooler is but it's a 2 pipe. We did reapply new thermal paste and the fans were running.
