i7-7700k vs. i5-7600k for gaming? (Last piece for GTX1080 build)

I am building a PC for 4K/1440p gaming for games including Fallout 4, GTA V, Witcher 3, Shadow of War, Skyrim, etc. I have just ordered my GPU, the MSI Armor GTX 1080 OC. Everything has been purchased except for the CPU and the monitor which I don't mind waiting for as I can use a 1080p for now.

I had my build planned to use the i7-7700k but I'm low on cash and I've ordered my motherboard last month so the 30 day window for returns is closing pretty fast. I don't have any existing setup with which to test that my components are working/not DoA as I've been a retail laptop user before now.

So now I am considering potentially going with the i5-7600k instead of the 7700k. Would this move affect gaming performance in a major way?

Here's a quick estimate of gaming vs editing uses this pc will do:
Gaming (80-90%+ of the time)
Photoshop/Blender/3DS Max/Maya (~15%)
Some video editing(>5%)
 


Will it affect gaming? No, i would say it wouldn't.
buuuut you're not trying to game, not in the classical sense.
You're building an enthusiast build, i would put the 1080 in a category above simply gaming.

Save for the 7700k. Worst case you deal with a reputable manufacturer's RMA/Warranty claim instead of the store's return policy. There is a note in the box telling you to do this anyway.

I typed the opening post really quickly, should have explained more.
I'm pretty much gaming only on it but I'm going to try making mods for Fallout/Skyrim so I'll be using Photoshop & 3D program like 3DS Max. Also me and friends like to share some videos and stuff so I'll probably dabble a little in video editing(I don't currently because using junk PC for now, can't handle any of these games/programs at all).

So I would have options available to me after the 30 return window if it turned out my motherboard was DoA? My order date for the Motherboard, MSI Z-270A is April 28th and I'll add that I didn't pay extra for added/extended coverage/warranty.

What's involved in the RMA/warranty claim process, would it involve added costs/waiting? Is there any way I can test that my motherboard functions correctly before buying my CPU?
