Which Motherboard for i5 7500 out of these 3 please?

Hi all, I'm getting a new computer built and my question comes in 2 parts sorry. CPU = I5 7500, I can go with 3 options. I wont be OC and its being used for simple everyday office and games.
1 = The ROG STRIX B250H GAMING, 2 = ASUS® PRIME Z270- & 3=ROG Strix Z270H Gaming
Common sense would say the b250 as I wont be OC and spend the saving on a 6gb 1060 instead of the 3gb or is the extra for a Z270 worth it?? Or should I really bite the bullet and go 7600K with the Z270 for a longer life? But where do you stop, it just seems that a build starts at £950 and then £1050 and then £1150 lol. Oh I cant find any reviews on the B250H Rog mb which seems very strange. Please forgive my lack of understand I'm trying my best :)

I'm ok with the hardware side its the software side that's preventing me building my own, as such I can only pick one of the above boards in my price range. I can just imagine building it and the bios wanting flashing before I can even start installing windows.

All the Z270 brings you based on the chipset is more PCIe lanes that you won't use, higher frequency RAM support that barely means anything more than 1 FPS in gaming, and the ability to overclock which you need a "k" series processor (and good cooling) to even do.

I would honestly suggest, get a simple B250 motherboard unless there's a feature on those Z270 boards that doesn't come on a lower end B250 one, that you really want. 1060 6GB or Radeon RX 580 8GB would be money better spent.

If the BIOS needs to be flashed and you're on a 7th gen processor, you got other problems that aren't your fault and an RMA should be justifiable.
