Need help with upgrades, please

I'm looking to upgrade my CPU or either my GPU and not sure which would benefit me the most. I run 2 displays both 1080p. One is 144hz the other is 60hz. I mainly play fps shooters and I like to stream from time to time. Would I see more results from upgrading to a 7700k or a gtx 1070?

Other notes I already own 16gb ddr4 3200 ram so I would only need to grab the cpu/mobo to upgrade.

I think youd be spending silly money for such a small upgrade with a new CPU combo. The largest single upgrade, in my opinion, is a new GPU. 1080ti and forget the rest for a few years yet.

The only move for you would be to an i7 4790K, which will be a little hard to find and offer very little improvement, switching to Skylake or Kaby Lake will require not only a new motherboard but memory as well, a very large cost fro a very small improvement.

While it won't be a vast improvement, I'll suggest you consider moving up to much faster memory, the current MB supports speeds up to DDR3 3200 and while it won't add 30% to the game frame rate it'll help, particularly with the minimum frame rate.

If you cannot spring for the memory AND a GPU, don't sweat it, moving up to a GTX1070 or 1080 will bring a BIG improvement but look carefully at prices, over here in the UK top line GTX1070s are 'only' <>£60 cheaper than high value GTX1080s, cards with excellent coolers and, in some cases, a decent out-of-the-box overclock.

EDIT: At 144Hz there's no such thing as overkill ;) but I'm not going to suggest you sell body parts to fund the upgrade a GTX1070 is fine at 1080 rez, but the more expensive GTX1080 runs current super demanding games faster at higher settings, your choice.

So I would see more benefit with a new GPU compared to CPU? My main concern is that when I am gaming and on my 2nd monitor I have youtube/twitch/whatever on it sometimes I will lag on my games. I figured this was my CPU based off the fact it's an i5 and doesn't multitask well but never really looked into it other then the fact I have seen my CPU usage at 100% while gaming before.

Basically I just want to run both my monitors lag free and whichever upgrade will allow that is what I want to go with.

Edit: Should I look into R5/1070 upgrade? I know the 7700k is better for pure gaming but I could possibly afford an R5/1070 together to solve my issue?
