Help for a new upgrade.

So, I have a GTX 950 2GB, an i3 4160 3.6 GHz 4th generation and 8 GB/RAM.

Games on my computer don't run that good. They barely reach 60 FPS when playing Black Ops 3 or GTA V (when exploring) on the lowest settings, and I am not happy about that. Even when playing CS:GO, if I have FPS lower than 144 I usually get mad because I have a 144hz monitor.

So I was thinking of upgrading my CPU to an i5 of the same generation. Not a Skylake, I don't want to upgrade my motherboard too.

I have friends who have the same build as me, same GPU and GB/RAM but they have an i5 and their games run much better.

Questions:
1. Is it worth it?
2. Will there be a major improvement in FPS?
3. If it's not a good idea, then can I know what I should upgrade?

if its possible at least , what psu unit have you got? how many sticks of ram? is it a prebuild pc (HP ASUS DELL)?

Not really sure what power supply unit I have, but for certain I know it's a 700W one.
2 sticks of 4 GB/RAM.
No, it's not a pre-build PC, it's made from scratch.

I've opened the PC and it's a Sentey ERP750-SM.
