8gb or 12gb RAM?

I'm going to build a new PC soon, and I was wondering if getting 1 8gb stick of RAM and another 4gb stick would work. If it does work, would it be a good deal or am I fine getting just 8gb of RAM
(I play a lot of games, like DayZ, ArmA 3, PUBG, Dark Souls 3, etc...)? I am trying to save as much money as possible, because I'm not 100% sure what my budget is, I'm guessing it is going to be around $700 including the operating system.

For the best performance, you would be better off with 2x8GB so your motherboard/CPU can operate in symmetrical dual-channel mode. Having mismatched channels can cost you 3-5% in average FPS and likely a fair bit more in 1%/0.1% lows.

If you buy a single 8GB DIMM now and another later, you may run into compatibility issues between mismatched DIMMs and that may end up costing you a 2x8GB kit anyway.

If they are the same brand and model, would it still run into compatibility issues later on? For now I'm thinking of just going with an 8gb stick, or 2x4gb.
