Where is my lag coming from???

Okay so I've had this problem for a while and have NOT been able to figure out what's happening.

My internet is completely fine, there's no packet loss and good ping. I've even played on another PC using the same wifi, so I'm pretty sure this is a hardware issue.

I only get lag in games where I will teleport all over the map while other players will run in place. This happens every few seconds, so games are unplayable. I'm using a network adapter, which works fine because I've tried others and the issue still occurs.

I've heard this might be a mobo issue, but I honestly have no idea and apparently the internet
doesn't either because I've searched for hours for the right answer.

PC specs:
MOBO: Asus M5A97 R2.0
CPU: AMD FX-6300
GPU: GTX 750 TI

By "network adapter" do you mean a separate PCI/PCIe card for your network connection instead of the one on your motherboard?

That kind of lag is almost certainly caused by connection issues. You can have a good ping and no packet loss for 99% of the time, but that 1% when your ping skyrockets and all your packets are being dropped can be a killer.
