games r lagging

I have a problem in my pc. It Lags when I play Watchdog 2 , Mass effect Andromeda and etc.
CPU : Asus m5a99fx
Processor: fx 8530
Graphic card : Asus 970 gtx
Ram : 8gb
Hdd : 500gb
ssd:480gb

why its lagging anyway to stop this

check taskmanager to see if your prosessor is being used by other programs etc. also, how bad is the lag? is it stuttering or do you only get like 20 fps? you cant really expect to play at max graphic settings with your computer but if you do, you could try lowering the settings a bit? i know that is kinda obvious but you never know :)
