Was debating whether to get the i7 7700, or the i7 6700k, and decided to opt for the 7700, due to it coming with a cooler, and was wondering which one would perform better.
Definitely 6700k will perform much better once overclocked. High frequency of CPU will always give more performance for gaming.
Price wise 7700 will be better. Cooler is included and H/B XXX motherboards are cheaper.

The 6700k, they perform near identically clock for clock.
Why would the 7700k not replace this theoretically?
The 7700 is a better value deal with a solid B250 board due to the aforementioned cooler when buying new, you made a good choice.
If your motherboard is a Z170 or Z270, go for the 6700K and overclock it, no questions asked. Otherwise, you can go for the 7700, although the 6700K will have a slight edge in performance, even if you do need to buy a cooler.
The 6700k, it has similar performance out of the box. The upside of the 6700k is that it can be further oveclocked such that it will outperform the 7700. If you don't overclock, the difference is pretty negligible.
