I play quite a few simulators (mostly driving simulators) and recently there have been issues when trying to max out the settings. A good example would be Assetto Corsa (only on some tracks) where the FPS can be seen as low as 40fps at times on detailed tracks. CPU usage was also at 80 - 90% as well.

Do you think its worth upgrading my 4690k to an i7 from skylake or kaby lake or am I missing the trick somewhere with my current setup?

My setup:
i5 4690k
GTX 980ti
16gb DDR3 1866mhz
Asrock z97 pro4

The 1080 Ti and the 4790 are your best routes imo.

I wouldn't upgrade to kabylake or skylake. I don't see the improvement in performance being justified by the significantly increased investment due to the new motherboard and RAM...

I wouldn't upgrade to kabylake or skylake. I don't see the improvement in performance being justified by the significantly increased investment due to the new motherboard and RAM. Coffee Lake? Only rumors and horseshoes so far.

I own the 4690K. I will be purchasing the Vive. Saving up for it...... I will also be purchasing the 1080 Ti. I will then be using utilities like MSI Afterburner, logs supplied by AB and Asus Tweak, OC'ing the CPU and using other resources to determine if an upgrade to the 4790K is warranted. Upgrade to Kaby or Coffe Lake? Not unless I get some extra cash but even then...?

Tom's is another resource I use, obviously :D http://www.tomshardware.com/answers/id-3433275/worth-upgrading-4790-4690.html is a recent question of mine.

My answer also applies to regular gaming. Got VR on the brain atm.

You do have a 4690K. Does that mean you also purchased a Z97 board? Have you tried OC'ing?

VEry first upgrade you should make? 1080 Ti.

I have finally settled on https://www.amazon.com/dp/B06Y13N2B6/_encoding=UTF8?coliid=I1CZRCMY6X6DOA&colid=1JV4QQPBF2FXZ and recommend that to you. You just might see your CPU load % go down after you install that beast.
