Xeon X3470 vs I7 870 for gaming (mostly)

I've gathered up enough money to upgrade my i3 540.
I'll be looking to buy one of these (X3470) or (i7 870) once I find them.
Which one will be better to pair with a 1060 3g?
Mostly for gaming purposes, very little rendering at times.

If your motherboard accepts 32GB RAM and you feel you need that much, then the Xeon would be preferred. Except for that, you won't be able to tell the difference. Either one is a decent choice for the GTX 1060 3GB. I had that GPU in my Dell Precision 3500 Workstation with a 3.2 GHz Xeon W3670 (6C/12T) and it performed amazingly. You may see some CPU bottleneck in some games at some times with some settings at some resolutions. But overall, at 1080p I would use the GTX 1060 3GB in there.
