upgrading from good old g3258

yeah what I said from title. My current build is good old ~$200 build:
g3258 oc'd at 4.0ghz
MSI h87m e35
8gb 1333ghz kingston RAM sticks (2)
gtx 1050 2gb

I'm on a tight budget of ~$300. So I plan to reuse my relatively new graphics card and RAM; and upgrade my setup to remove bottleneck and of course future proof my setup.

With this build I'll be spending around ~$280

i5 7600k (for future upgrade possibilities though not happening until I find a motherboard at ~$70. Right now its the freaking cost of the processor itself)
msi h110m pro vd (will flash bios for compatibility)

or I could save myself the trouble of oc'ing by buying the non-K version i5 7600 and save $20

But of course, if you can offer a better build at a lower price then I would be grateful.
P.S I'm going to use a credit card in my purchase so 2nd hand stuff might be impossible.

or a second hand i5-4XXX/i7-4XXX, nothing else needs to change, the platform is still perfectly reasonable. You can't reuse ram on i5-7 it needs DDR4.

true. Do you think its worth it to find a K version and overclock using my current motherboard though? I've heard its possible though mobo isn't really great.

Ok. Will the performance be enough to play today's games then? I plan on playing doom, witcher 3, civ 6, etc. I don't mind ultra settings, a balanced performance/quality is enough for me
