IMHO this would be a better build overall and thus what you should look forward to get, unfortunately GPUs are overpriced rn due to shortages. Also there are some parts without their price tags, so don't forget to add them manually to see the total price.

Not the right choice of RAM. You gotta get DDR4 sticks for that build.

Also, the 1060 isn't the best choice for 144Hz @1080p that is, if you wanna be on the safer side pick a 1070 at least.
8GB of RAM is tempting but games are starting to require more than that, so i'd advise going with 16GB if you can.
You should lookforward to a Z270 mobo with that CPU, the Z170's meant for SkyLake CPUs.

If i may suggest, i'd cut down the 7700K, the cooler and the Z270 mobo. And get a 7700 and a B250 mobo.
With those, not only you'll save money, you can get everything i commented above and your rig will perform even better.

I thought since i'm not OC anything and the difference of the 7700k from the 7700 isn't that much i thought 7700k was a better choice! As for the ram many thanks and a suggestion would help a lot!! The gpu is in an affortable price range!! Plus i'm not looking for ultra high settings in games! I mainly play Counter Strike!

It is a better choice no doubt, but you will also need a aftermarket cooler and a decent mobo to meet it's full potential. And as you'll be getting newer parts IMHO it would be wiser to cut it a bit.

For RAM, you can't go wrong with these:

But, to prevent tearing in a 144Hz monitor, it's wiser to have a 1070 at hand IMO,

What games would be reffering to? I would also reccomend the OP get a 1070 for 1440p, but the 1060 is capable of doing a lot better than low settings 60fps in many games. Here is bf1 ultra 1440p the 1060 averages 68fps. At 1080p it would do even better.

The GTX 1060 maxes out at (ultra)1080p, after that is not worth it. Even @1080p most new games are below or close to the 60fps mark
