What's the best Power Supply for this build?

Solution
Seasonic M12II-520 EVO (fully-modular, 5-year warranty, good quality, ample wattage with headroom for future upgrades).

If not available in your location, consider the Corsair CX550M (semi-modular, 5-year warranty, good quality).

If budget is too tight, you can also get the Corsair CX450M (450W) version - still more than enough wattage to power your build. You can still upgrade to as high as a GTX 1060-6GB and an i7 (stock speeds) with this PSU.

Yes you need a 6 pin connector for the GPU.
EVGA SuperNOVA 550 ~80$ You can go for cheaper ones but I wouldn't recommend it.

Why not get a z270 mobo to make future upgrades easier? Just a suggestion

Thanks for all the recommendations guys, this is my first PC build as you could probably see so I'm new to all this stuff. I'm on a bit of a budget but I'll try fit in the Z270 it's pretty much double the price of the B250m.

The main reason for going for a Z270 motherboard (and a RAM speed higher than 2400MHz) is that you intend to overclock your CPU (and RAM). Since this is your first PC build, and you are on a tight budget, you have to think ahead if indeed you see yourself wanting to try out overclocking soon to justify the expenses you will make for a Z270 motherboard and a 2666MHz to 3200MHz RAM.

Otherwise, if you are very sure that you will never overclock, then, money could be well spent with just a B250 motherboard paired with a 2400MHz-speed RAM (in the case of an Intel Build such as yours).

In an Intel Build with a Z270 motherboard and higher speed RAM, you will have an opportunity in the future to get the i7-7700K (a ~$480 CPU). Note that you also have to spend for an aftermarket CPU Cooler (as the i7-7700K doesn't come with one) around ~$50 to ~$70. So, you are looking at spending for more than ~$550 for that upgrade alone (plus the additional expenses you will have to make converting the B250 to a Z270 motherboard).

Alternatively, if you want better price/performance, you could take a closer look at the AMD Ryzen 5 CPU's (specifically the Ryzen 5 1400 or the Ryzen 5 1600). These CPUs, are all overclockable and has more cores/threads than their Intel counterpart - not to mention, cheaper, has lower TDP (power consumption/heat) and comes with a decent CPU Cooler out-of-the-box.

If you are willing to spend ~$1200 based on your initial parts list (i.e., B250 mobo) + ~$100 for a PSU (not yet included in your parts list) and up to ~$1800 (if you upgrade to an overclockable Intel CPU with a Z270 mobo), here's what you can get for only ~$1560 using a Ryzen Build (overclockable Ryzen CPU + 16GB 3200MHz RAM + 275GB SSD):
