Stuttering/lag in games

I'm getting huge stuttering in games like arkham Knight and Mafia 3.. I'm able to play arkham Knight for the first 5-10 minutes but after that huge stuttering occurs. (]textures loads after few seconds )
My Rig
i5 3570 3.4 ghz upto 3.8 ghz turbo
8gb(2x4) RAM 1600mhz
MSI GTX 1050 2gb oc dual fan graphics card
Gigabyte GA h61m ds2 motherboard

Im playing games at 900p

If it's fine for the first 10 mins and then starts stuttering, it might be some form of overheating

Run hwinfo in the background until you experience the stuttering and then check it for your CPU & GPU temps
