CPU to combine with RX 480 for 144hz gaming

Hi, recently I decided to upgrade my desktop PC cooling to a custom loop and was thinking to replace my CPU before getting a block for it. At the moment I have a 4790k I never overclocked (tho once watercooled I'm planning to start pushing it) with 16gb of ddr3 (should be 1600 or 1866mhz). The thing is I have a buyer ready to take my i7 and own a Asus z170A motherboard i bought recently from a guy that was selling his PC cheap since he quitted PC gaming (I usually build PC on request so having used parts around always helps).

The thing now is, should I keep my i7 or upgrade to a 6700k/7700k? I know I will have to upgrade RAM Stick too but that shouldn't be a big issues.
The other alternative to this is going the and ryzen 7 1700 way, I know that on pure gaming load it's worst than the i7 choice tho I'm also into developing world where a high core CPU could benefit me (not that huge deal but it's nice to have double the i7 core.) Tho I hope it can still be enough for the Rx 480 to reach 144hz.

I'm pairing my CPU with a new RX 480 8gb that will be watercooled and overclocked too.

I'm use a 1080p 144hz monitor and would like to reach that frame count possibily on the games I play (would be alright to drop some details, did that on my r9 280x for overwatch)

I mainly play:
- World of Warcraft that is all single core optimized, not counting to max 144hz for that for sure
- overwatch, on this I aim at 144+ stable frames
- Some less recent steam games like borderlands 2 tho much less often respect the other two I mentioned

I also work on android studio and intelliJ mostly for developing

What I would like to know is how to spend my money efficiently, I'm already spending a lot on the water cooling part and would like to know if it's worth the upgrade for the money I'm putting into it. Thanks alot for the attention

In a word, no. Neither the 6700K nor 7700K will offer a noticeable improvement over your 4790K. Factor in the cost of some DDR4 RAM and perhaps a copy of Windows 10 and it's simply not worth it.

I'd consider selling the Z170 motherboard while you can. By the time you need a CPU upgrade, that socket would be long forgotten.

The 4790 will do just fine if overclocked with the RX 480 in 144Hz.
You can get the 6700k(7700k on Z170 needs a bios update), but you'll probably get around 10/15 frames more

I have a i5 6500 I got with the motherboard so I can upgrade the bios no problem. I should be able to find a i7 6700k or 7700k with like 30€ worst case scenario over my current CPU sale since I found two used online. The big cost is made from the ram upgrade, for 16gb they all cost around 130+€ (does ram speed matter for oc the CPU and pushing the fps?). As for the ryzen it's not worth considering for my use?

Be aware you will probably not reach 144 frames, or even 120 fps consistently, in World of Warcraft no matter what computer you build, assuming you want your graphics on ultra. The engine is so old and unoptimized nothing makes it go that fast. Anyway, just don't want you to get frustrated trying to build for an ornery stubborn game
