Upgrade from Xeon 1230v3@3.3 to i7 8700k

Hi guys.
I plan to upgrade my cpu end of this year and just want to ask what do you think about this. Will this be a huge difference in real life (games) or do you advice me to wait a little more? My current cpu is the Xeon 1230v3@3.3ghz (4 cores, 8 threads with hyperthreading), which can't be overclocked. I play any sort of Steam games on 1440p/165hz monitor with a GTX 1070 and sometimes some emulator games, which requires a lot single or double thread power. I also want edit photos and videos like I did when I build this machine. The Xeon processor I have is comparable to i7 4770@3.4ghz.

Upgrade current
Xeon 1230v3@3.3ghz (4 cores, 8 threads with hyperthreading)
To
i7 8700k, with the ability to overclock it and also DDR4 2666

What can I expect from this? I want slightly overclock. I think I will buy this, change my cpu, mobo and ram. Do you think its worth to wait it or even wait longer? I know the cpu is not out, but some leaked benchmarks with comparison to last gen gives first hint.

I am on E3-1231V3 (only very slightly faster than 1230V3) and I am now already thinking to replace my Xeon with Ryzen 7 or Threadripper or Coffee Lake or anything, since I am really interested to get as many cores as possible for my working purposes.
However, I am not yet 100% sure when and which one to get and if I wanna spend that much money to replace my current setup, since my E3-1231V3 is still very capable for today's standard.
Just wait and see first, how fast the coming processors will be.

i've also got my eye on the 8700K

if the 8700K has decent OC'ing headroom, then I think it will be worth it but won't be a night and day comparison... more of a decent bump up

there's also cannonlake which is hopefully going to land later next year

that will be on the 10nm architecture

However, given the new architecture, I reckon cannonlake will be pricey compared to the prices I'm hoping the 8700K will have
