Old Building (1940's Europe), Looking for a new Router need help

Hello groovy people of the Internet, I have just moved to Europe into a building that was built in the 1940's (ie, thick walls made of brick and concrete) and is 210 m2. The router that the internet company (300mbps, 5ghz & 2.4ghz) gave us doesn't reach everywhere in the apartment, and I don't want to deal with an extender as I have already tried this option and it cut my internet speeds down to a quarter that, despite being for the speeds listed as I needed. I am willing to splurge and am thinking of purchasing ASUS RT-AC88U router. My question mainly is, will this sufficiently deliver the 5ghz and 2.4 ghz speeds better or am I s*** out of luck unless I hardline it? Thank you for any and all responses. Update: the signal doesn't have to be 100% everywhere, and there are 3-4 walls in-between the router and the main rooms with computers.
