Low fps i7 7700k gtx 1080ti

i just bought a new cpu, mobo and a gpu i fired it up for the first time today and launched pubg to see how it would run. i was only getting around 55 fps on low and i though that was weird considering how i saw benchmarks of the game run with my same set-up get 100-120fps on ultra. Any help would be appreciated.

Avg cpu temp: 30 idle 40 under-load
Avg gpu temp:30-40 idle never over 60 under-load

Specs:
MSI Z270 gaming pro mobo
I7 7700k
ASUS GTX 1080Ti Strix overclocked
16gb DDR4 ram (corsair)

3D mark test score: 8535 (time spy 1.0)

It could also be dependent on where you are in PUBG. Standing in the lobby stepping back and looking at the growing crowd fighting I seldom get over 70FPS...

It could also be dependent on where you are in PUBG. Standing in the lobby stepping back and looking at the growing crowd fighting I seldom get over 70FPS except for occasional spikes. Mostly around 55 60. If I go into the game and the plane flies and I am looking straight down the plane I get less than 55FPS. If I remember correctly around 40 FPS. Once I jump the situation changes and FPS goes up. If you land in the top right of the map near that hill with the castle I skyrocket to 150FPS+ while running around in the fields. So it hugely depends where you are what you are facing. And yes putting the game on low doesn't do very much for me either.
Your 3dmark score is a little lower than average but not a train smash.
What I would recommend is for you to get the latest drivers (if you dont have) and monitor temperatures some more. Your CPU temperatures are very low, bordering suspicious. I get around 53C in Pubg under load which is considered very low.
