Can't decided on monitor specs, plz help

I am building a new rig which im focusing on gaming with some added streaming/multi-tasking.
Ill be running:
- i7-7700k (maybe some small overclocking)
- GTX 1070
- 16 GB RAM 3000

I am looking at Dell S2417DG QHD 23.8", but i am wondering if I will really be able to take advantage of the 1440p and >100mhz refresh rate.

Should I only go 1440p with lower refresh or even downsize to 1080 to get higher frame rates.

My biggest issues are about overbuying a monitor for my rig. This monitor will be $424 (1440p,144mhx,gsync)

using a monitor at 120 or 144hz refresh rates is very niche in my opinion as you are usually forced to turn down settings even with top of the line hardware to maintain it fully. having tried both i prefer to get the most stable FPS at the best quality possible than to go for high refresh rates at lower quality and with more instability.

Also to get 144hz you will need to get a TN panel which simply cannot match the visual quality of a good IPS display.

However if you are set on wanting high refresh rates go for an acer monitor
