i3 6100 (1151)
8GB HypxerX DDR4 (2133)
GTX 970 4GB
1TB WD Caviar Blue
H110M-A (1151, 2133, DDR4)

What will I need to upgrade to be able to have i5 8400? (Socket 1151)

Prices - if I had to guess, I would predict prices of CPU going up, because it most likely will be higher demand then availability. Mobo price on the other hand, I think will either be same or lower (at least for some of them).
There will be other, cheaper motherboards for Coffee Lake CPUs, but likely not in this year.
