I'm looking into buying a i5 8400 for a budget build but currently they only support z370 motherboards which costs a fortune...

Solution
You could OC ram to speed higher then 2666 normally supported by 8400. Other than that, it depends much on any given board, but usually more M.2 ports and better VRM. Over all however, you can assume any given Z370 model will have (almost) exactly same features as corresponding Z270 model.
Roadmap (rumor) shows H370/H310 and B360 motherboards by 1st Quarter 2018.
