Trying to overclock gtx gigabyte 1080 oc. minimal gain with +144/250mhz

Hi, I'm trying to overclock my new card and seeing close no gain in FPS.

I tried running heaven benchmark 4.0 and got this:

My stable overclocks are core clock +144mhz, memory +250mhz. Power limit +8% (max amount). Ran benchmark and did not get any noticiable gain, only like 2 fps:

I didn't add voltage because I don't really want to push my card very high.

Also, in the start of the benchmark the program shows 2075mhz but gpuz shows 2050mhz and after few seconds it goes down to 2037.5. However, the card does not lower it beyond that, so it stays stable at 2037.5. My temperatures at not high either, they peak at 70 degrees Celsius. My temperature target is +0 Celsius, so 83.
CPU is 7700k running at stock 4,5ghz boost frequency.
Any help would be appreciated! Thanks!


EDIT: Ran valley benchmark too, saw 2.2 fps gain.

I don't think you are going to get an amazing difference with the that OC. OCing is really not going to give you huge gains, it's more of a small gain and it is fun... You could probably go a lot higher on your memory OC BTW... That might help, but like I said, An OC doesn't always translate into a huge FPS boost...
