What should I buy ?

Definitely i7 7700 or even better. though some games now a days becoming CPU intensive (Watch Dogs 2 & BF1 for some extent) but to push >144 fps your CPU should not limit your GPU for a large margin. If you boy i5 I am dam sure in less than a 1.5 yr it will start to cripple your GPU to push such high fps.
Always try to buy the best CPU you can becs GPU you can easily upgrade in future but availability of i7 7700 in 3yrs later will be a big issue and you have to buy a new mobo ram just to upgrade your setup with a new cpu and new platform. I have done this mistake with i5-3450+z77 mobo and later switched to ryzen becs I can not even get a 3770K.
