Even this is better value. You might not be overclocking now but would like to keep the option open for future in case you need that extra bit of juice, when you will need it in future. Overclocking is very easy these days. Also a 1070 should be enough for most games to drive a 144hz monitor on ultra. The 8600k is the fastest i5 right now with 6 cores.
