So my computer isn't insanely high specs but it has better specs than it needs to run games that I lag on such as Fortnite , h1z1 or even overwatch.
The games switch between very laggy to perfectly smooth back and fourth, all the time - and I have no idea why. I've been having this issue for so long and can't locate the problem.

OS: Windows 10
CPU: I5-4690K 3.50GHz
GPU: NVIDIA GeForce GTX 970 STRIX
Motherboard: Asus H81 GAMER
RAM: 8 gb ( not that great i know )

I know the specs aren't the issue as I have friends with worse pc's and don't lag on games that I.
I've tried lowering the games settings and they run just as well on Ultra as they do on Low.
I've tried updating drivers for my hardware.

Solution
uninstall all driver/software from Nv present.
run DDU in safe mode, let it clean all NV/amd/ati related drivers.
reboot and install newest Nv driver in custom mode. unselect any 3D stuff (unless you have a 3D moni).
this way you can exclude those as causing problems.

set os/game profile to vsync with application and turn on triple buffer.
set power to adaptive.
now use vsync setting in game, 59/60/120/144Hz.

depending on res/fps etc your playing at, i recommend trying higher quality settings (no AA for now),
to prevent cpu "bottlenecking" the gpu.

use shadowplay to show fps onscreen when games are running,
play...

use shadowplay to show fps onscreen when games are running,
play a few games (switch os powerprofile to high during test) and monitor fps etc..
crank up the game settings until you start dropping below 60, then go back a little to stay at constant 60.
if you have input lag, set max pre render to 2 in Nv panel
