Upgrading my CPU, motherboard, RAM need help

I have
Motherboard: Asus Z97-E
CPU: i5 4690K
GPU: GTX 1070
RAM: Kingston 16GB (2x8GB) Hyperx Fury Black, DDR3 1866Mhz

Upgrade:
Motherboard: Gigabyte Z270-Gaming K3
CPU: Intel Kaby Lake i5-7600K
GPU: Not needed
RAM: Corsair 16GB (2x8GB) Vengeance LPX Black, DDR4 3000MHz

Or....

Motherboard: MSI Z370 GAMING PLUS
CPU: Intel Coffee Lake i5-8600K
GPU: Not needed
RAM: Corsair 16GB (2x8GB) Vengeance LPX Black, DDR4 3000MHz

The price is only 40€ between them. Gonna use for gaming.

I5-8600k for sure then. It has 6 cores compared to 7600k with only 4 cores :) single core is better as well. However, your CPU is actually not far away from those two setup, may not worth the extra money. Are you overclocking your 4690k?
