I think you should upgrade mother board and cpu a little bit more. Try getting i9 or 8th gen i7 processor with a compatible motherboard and also try getting an external wifi adapter as the internal one is not recommended due to electrical disturbances.

I don’t really want to upgrade the processor as it’s expensive and I read reviews and there isn’t a HUGE difference. What can I upgrade of the motherboard? Again, if it’s just miniscal then I’d rather not as I’m already pretty much maxing out my budget.

I’m really just looking for 100% changes such as the wifi you suggested. Is there anything that I 100% need to upgrade/doesn’t make sense?

I can always upgrade a few parts later on (a year or two) if it’s worth it. Can this computer as it stands run the games i suggested on my OP?

Everything else is fine but i doubt motherboard by adding more 153 US$

Watch out. He doesn't know what he's talking about. Your 7700K is socket 1151, whereas the motherboard he was suggesting is socket 2066. They're not compatible with each other.

Get a Samsung 960 pro NVMe drive for boot and a larger 850 EVO SATA3 for your game library. This will make startup and load times much faster. Mechanical HDs should only really be used for archiving/backup etc on a performance rig. If you'll be using it for gaming primarily, go for the fastest graphics card you can get your hands on. More than 4 CPU cores is pretty much useless for gaming. You need fast cores though, so 4 cores with the highest possible frequency and a motherboard that lets you put all cores in turbo mode is preferrable... Get a decent PSU, I'd recommnend at least 850W. It really helps to keep the system stable as the GPU will usually put some serious strain on the power supply.

I know about socket. That is why i wrote to buy a compatible processor with that motherboard.
 
You might want to consider saving a few £'s by buying a Windows 10 key from Kinguin or similar. (But I recommend Kinguin.)
Prices vary depending on what day you happen to look, but I have picked up many keys for under 30€ in the past and I haven't had any issues.
