Game lag on a good spec PC

I have a good spec PC (details seen below), however there are quite a lot of games that will still lag in graphically demanding areas such as a city. I have heard rumors it could be due to motherboards bottle necking the GPU. I was hoping someone could help out.

PC Specs:

OS: Windows 10
CPU: Intel(R) Core (TM) i7-4820K CPU @ 3.70GHz
CPU: GeForce GTX 980 Ti
Motherboard : ASRock x79 Extreme6

Your rig is decent and shouldnt be having many problems running games. Your cpu is based off of older intel architecture which newer games arent as optimized towards so that could be part of the problem. I would check for driver updates or see if applications are running in the background.

I have noticed that i mostly lag on games such as Player Unknown Battle Grounds, 7 Days to Die etc which could be poorly optimized.

a friend of mine has a better graphics card but worse CPU of the same model (i believe a 4720) however he runs the same games perfectly. Another friend has a very cheap PC with basic components which also runs the game perfectly.

If i were to attempt to fix my issue, what would you recommend replacing / doing as it makes playing of these games unbearable at a fluctuating 25 - 60 frames depending where i look in game.

I updated my graphics card driver yesterday, however i will confirm that my processor / Motherboard drivers are up to date.
