Streaming is slow, but speedtests are fast.

I have fast speedtest speeds, but streaming Hulu/Twitch/Netflix slows to a crawl.

I have Comcast's 150mbps Extreme package in my area.
I am using Comcast's rented out modem Gateway (in Bridged mode) and recently had them at the house. They found no issue on their end.
I have a Nighthawk R8500 Triband router which I use for my wireless needs.

When I do a speedtest on any of my devices on my 5ghz network throughout my house, I will be able to pull 178mbps down. I have tested a number of servers, even a few from a few states away and all consistently (minus slight alterations in ping) received similar results.

But, my Roku, PC, and even mobile phone will stutter and constantly need to buffer popular streaming services such as Netflix, Hulu, and even Twitch.

I've read online for solutions. Some mention hard-wiring to my modem and router, some mention changing DNS from default to Google or OpenDNS, and others state updating modem/router firmware is a good course of action to take.

I have already done the below.
- Comcast verified no issues on their end, even at my house.
- Updated to latest R8500 Router Firmware.
- Checked signal interference from neighbors (5Ghz is mainly tested and it's uncongested.)
- Tested numerous devices. PC, Mobile Devices, Xbox, PS4.
- Test wired with a PC into modem and router.
- Factory Reset R8500 Router.
- Rebooted Comcast Gateway and R8500 router.


I am just not sure where to go from here. Crazy thing is fast.com will pull like 160mbps+ all the time, but Netflix will have some buffering issues. Anyone have any suggestions?

 
Solution
So just to confirm:
Even if you wire directly into the Comcast gateway, with the nighthawk router completely unplugged, you still get stuttering?
Then it's Comcast's fault.

This. Sounds like an ISP problem, I'd give them a call.

Thanks, I believe I found that the modem is the issue. I'm working with Comcast now to replace it since it's rented out.
