New Build i7-7700k Temps

Good Afternoon,
First off i know this must be the 1000th post about the 7700k and its temps and i apologize for that.
I've been searching but I'd like answers firsthand then going off someone else's question.

A couple of months ago i build my first PC:
Case: Cooler Master - Storm Trooper
CPU: i7-7700K
CPU Cooling: Scythe Mugen 5 PCGH Edition
Motherboard: MSI Z270 Gaming Pro Carbon
GFX Card: MSI GeForce GTX 1080 Ti 11GB GAMING X
RAM: Corsair Vengeance LPX 16GB DDR4 3200MHz
Storage #1: Samsung 850 EVO 500GB
Storage #2: Western Digital Blue 3TB
Power: Corsair RM650x

The CPU temps are high (Idle is good between 30°C-40°C), well at least i consider them high and abit spiky jumping from +-70°C to 83°C and back again within less then a second.
The PC was assembled by a professional and a friend of the family so i know the paste and cooler are put together correctly.
I have a standard 60Hz 1080p 27" HDMI Monitor, i was considering getting a 144Hz 1080p 27" but looking at these temps I'm kind of rethinking it and spending that money on a new processor.
Also nothing is overclocked, everything is as is out of the package haven't played with the volts nothing (Since i have 0 experience with such things).

At the moment i sadly don't have any more screenshots, but i believe two weeks ago i got invited into the Dauntless Closed beta and i just stopped playing after about an hour because the CPU was running at 95°C.

Now i know that Deliding is a thing, but I'd rather not void the warranty.
I've still got my old PC which has two extra fans in it that we could place in the case somewhere in the near future but i doubt that will actually help improve the Temps of the CPU, since the case already comes with 3 fans.

Its kind of pissing my off that i build this beast of a thing, and I'm still stuck at 60FPS 60hz because of this freakishly hot CPU.

Does anyone have anymore suggestions on what i could do to lower these temps, maybe turn down the voltage? and to what? (Again i have no experience with this sort of thing)

Any advice would be greatly appreciated.

Might just need a better cooler.

From the review, they listed "moderate cooling" as a pro and con. It just might not be enough cooler for a 7700K. You can check and see what the Vcore is and if it needs to be turned down any. It might help to knock it down some. And jsut because a "professional" did it doesn't mean it was done well.

GFX Card: EVGA GeForce GTX 1080 Ti 11GB FTW3
RAM: Corsair Vengeance LPX 16GB DDR4 3200MHz
Storage #1: Samsung 960 EVO 250GB
Storage #2: Western Digital SSHD 1TB
Power: Corsair RM750x

I recently upgraded to the 1080ti and a 1440p 144hz monitor from an Asus 970 4gb and a 1080p 60hz monitor. Neither configuration gave me any heat problems, definitely nothing of the sort that would cause it to throttle, and I've run unigine bench marks to stress test the system (I'm not with it right now so I can't post screen caps) as well as gamed for prolonged periods of time at 1440p/high stress without problems. I realize this is anecdotal and therefore not the most helpful but I thought that it'd be good to hear from someone with a similar system - the problem might be in installation or the cooler, in which case I can definitely recommend the hyper 212 LED as a cooler. Alternatively the problem might be with the processor? In which case you might want to explore what you can do about that with wherever you bought it from.

Hope you get it working, can imagine this is immensely frustrating!

Thank you both very much for the replies, I'd like to keep this thread open for more suggestions if that's possible.
I'm planning to meet up with the person who assembled the PC within the next two weeks to reassemble it, to check if everything is mounted properly and of course reapply the paste. (Would love to do it sooner but with Christmas sort of in the way i sadly don't see it happening any sooner.)

If everything is mounted properly and it doesn't make a difference that would mean that the Mugen 5 is to "slow" to keep it cool like 4745454b said.
He has already informed me that he has a couple of spare Coolers we can test out (Or i'll order the one benjaminteo.zy mentioned its only 20 Euros).
If non of it has effect i guess its safe to assume i have faulty CPU and hopefully the store will take it back under the warranty.

I'm not sure if the 212 cools better than the one you have. Things you can try if remounting fails to help. First, I'd check the bios and make sure the Vcore isn't high. You said you aren't OCing anything so you should make sure the Vcore is on the lower end of what's needed. Second, many of those coolers can handle two fans. It will increase the noise, but perhaps a second fan in push/pull will help. I would double check these things before you try returning.

The Mugen 5 PCGH Edition actually has two fans already.
As for the Vcore i cant check the BIOS right now since i'm heading out of town early in the morning for Christmas (And its 2:30AM already), but I've made a little list on my phone from CPU-Z for the Core Voltage:

1.030-1.150V while just on Firefox sometimes dropping to 0.940V-ish
1.184V (CINEBENCH)
1.200V-1.208V (Launching & Playing Battlefront II)

If that helps, hehe.
No idea what the lowest safe Vcore for the 7700k is, I'll have to look that up once i get home.

Those look right. You aren't going above 1.35.

Maybe the fans are set to low speed?

Actually the fans were on low speed, i couldn't sleep so i delved into the MSI BIOS.
Apparently when i updated the MSI Command Center it reset all the smart fans (It cant seem to be able to read the CPU fans RPM but they are spinning).
But this were the settings:

Did a quick test on Battlefront II and now i'm getting these temps, still abit high i think for 120FPS (Since i wanna get the 144hz) but i'm not sure

Vertical Sync on 60FPS (Not in loading screens, FPS peaks to 2200FPS (No thats not a typo))
Battlefront II Start up: Peaks to 76c (One big spike to 83c) then backs down to 40-48c
Battlefront II Loading Map: Spikes to 68-70c and backs down to 50c once loaded
Battlefront II Gameplay (Max Graphics): Average around 55c spiky towards 60c one spike to 70c

Vertical Sync Off 120FPS via RivaTuner (Also locked in Loading Screen)
Battlefront II Start up: Peaks to 76c (One big spike to 83c) then backs down to 60-66c
Battlefront II Loading Map: Spikes to 68-70c and backs down to 63c-66c once loaded
Battlefront II Gameplay (Max Graphics): Jumping between 66c and 72c

Those look better. Gaming load temp around 70C max is much better. You might be able to adjust your fan curve more if you want lower temps but these overall look good.

It shouldn't matter as I understand things. It will change the GPU load/temps, but the CPU should have very little change. You do have higher temps going from 60Hz to 120Hz, 66C instead of 48C. So obviously more hertz does cause a higher load on the CPU. I'm guessing as it works harder to give the GPU more data. But there is little difference in 120 and 144, so any increase shouldn't be much.

Would you say it's wise to go from my current 60Hz 1080p 27" (HDMI if that makes a difference CPU wise) to a 144Hz 1080p 27" with the Temps i have now at 60Hz?
Now that I've got my temps to lower i wouldn't want them to go skyrocket again, hehe.

With the 120Hz temps you said you had I wouldn't worry about 144Hz. They might be a bit higher, but nothing I'd worry about.

Random thought, your GPU has to work a LOT harder to give you those 120/144FPS. It's possible some of that CPU temp rise is from the higher ambient temps from the GPU. If you have a smaller case or weaker case fans that could be a part of the problem.

I'm currently on a 27" 1080p 60Hz HDMI Monitor (Acer G276HL) though not a 120Hz one.
The GPU on Battlefront II on Max Settings and 120FPS runs with a max of 62c, 58% Usage and a Fan speed of 58-60%.
As for the case a Full Tower Cooler Master - Storm Trooper with the 3 Cooler Master fans that come with it:

Front: 120mm Red LED fan x2, 1200 RPM, 17 dBA
Top: 200mm Black fan x1, 1000 RPM, 23 dBA
Rear: 140mm Black fan x1, 1200 RPM, 19 dBA

Set at the same smart fan speed as the CPU fan (No idea if thats the ideal setting though, i'll try out 40c 50%, 70c 100% ramp i've found here on the forums.)

EDIT:
I've tried the 40c 50%- 70c 100% system fan ramp now im at 60c-70c CPU in game running at 120FPS, Loading still goes quite hot peaking at 83c but thats only for about 5-10 seconds.

Tried 144FPS there isn't much difference temp wise, CPU 65c-70c and GPU around 58c-60c
