Help me upgrade my computer

So originally I had posted asking about just CPU and got a lot of good answers but unfortunately I do not want to upgrade my MoBo right now, so I am doing a different post being more specific. A MoBo is next on my to-do but not until I have faster internet to download my origin games after a reinstall of Windows. From what I have read, a CPU upgrade does not require reinstalling windows.

I have been upgrading my computer over time, usually one or two things at a time. About once every year or two.

My main concern is being able to play the Sims 4 and not having to reinstall Windows. Editing simple videos would be a plus as my kids want to start a YouTube channel. Nothing fancy.

I am looking at a CPU, 2 sticks of ddr3 ram to get a min of 8gb ram if not more (can go up to 16gb) and a new case (the pins holding the front have broke off, I might just tape it cuz there is nothing else wrong with the case.)

Not over $300 total.

Windows 7 64bit
I have a 750watt power supply
GTX 1050ti
Motherboard only will take Intel 3rd gen CPUs. (Intel DH61WW)

Keeping in mind I will eventually upgrade my MoBo (and either CPU, RAM or Graphics with it) in a year or two.

If you were in my position, what would you get? Preferably from one place so I might get free shipping. Links would be great! Would I need an additional fan for a new CPU? I do not plan on overclocking, and can't with my current MoBo anyways.

I live in the US.

That's a socket 1155 motherboard, and can take Sandy Bridge or Ivy Bridge CPUs. So the obvious move is to get an i5, like an i5 2400 or i5 3470. For just the Sims, you could probably do as well with an i3 but I doubt the cost savings on older CPUs would be so great that it's worth skipping a quad core. For memory, 8gb is enough and it can be one stick since for something like this dual channel is no big deal. So, the least expensive i5 and 8gb stick of DDR3 1333 you can find and you're done.
You don't mention what your current CPU is, so there is no way of recommending something.

The basic idea is just choose something significantly better than what you have (whatever that is) and within your budget. I suspect you'd have to go with the used market to get something worthwhile without going over your budget.
