low transmit rate of 54mbs on TL-WN822N

Hello guys! I'm using TL-WN822N for my PC(win7)! It has to be 'Transfer Speed of Up to 300Mbps'
But down on my status icon says that I'm connected at 54mbs? Can s.o explain to me why is this?

There are several things that will prevent you from going above 54Mbps -- supporting older G devices, you must use N only, and not using WPA2 AES security. Both of these can be set in the router configuration.

Assuming it's on 802.11n, a 54 Mbps link rate is what you'd see at MCS9 (QPSK with 1/2 coding) if the router supports 2 stream MIMO, or at MCS3 (16-QAM 1/2) if the router supports SISO on 1 stream. I can't find a full data sheet for that Realtek chipset, but you might hit a 54 Mbps link rate on 802.11n if the signal strength is around -79 dBm or weaker. Can you confirm that with the Wifi Analyser app?
