How can I make it better: Updating my old build

Do you see any issues? Will I be able to use both the Intel Optane Memory and the m.2 SSD? (I'm hoping to save space by doing this). Will my RAM fit beside that CPU cooler? Will the CPU cooler be good enough for the new CPU? What if I overclock slightly?

Here is a list of the items I already own. If any changes are made to the parts list, I would prefer to keep things compatible with my existing hardware.

You can put the optane as a ram buffer and skip the extra ram and chance that it won't work since it's a separate pack that is not verified to work togheter with the old set.

The cm haf x is an ancient case that is kinda crap compared to all the other things out today (made out of cheap materials, really big for no reason, not so logical design, really overpriced for what it is, loud,...)

Whats your current rig?

Thats a very capable system. In what area is it underperforming? I need to know so I can find the best solution.

Turns out when I put it together years ago (first build). I damaged a large section of pins on the CPU socket. Benchmarks/health checks indicate that my CPU and RAM are under performing. Furthermore, this created another issue where the MOBO cannot support the 2 memory slots required for a dual XMP profile. Its a bit of a nit-pick, but I feel that these things may be contributing to the following issues.

My PC has much better hardware than 2 of my friends, yet (since day 1) I have noticed exceptional FPS lag in multiple games in situations where these other people are capable of maintaining smooth performance on higher settings than me.

I looked into getting a new MOBO, the socket/chipset is outdated and just as expensive as newer versions.Plus most of my hardware is like 4 years old and I don't mind updating. As a result I would rather just go ahead and update everything and give the old components to a friend so that she can build a cheap pretty decent PC.

As a I already own many components, the ones I'm actually looking to purchase are as follows:
