PLEASE HELP! pc turns slow when temp goes down?!

Hi,

I've had this gaming PC for a while now and I really never had any problems with it because it basically ran any game on high settings perfectly. Lately, no matter what game it is (I'm going to use Fortnite as an example, an easy to run game), my PC starts up running fine with more than 250 fps, and suddenly it drops all the way to around 60 and constantly spikes down to 30. With my eyes used to 144hz, this makes any game unplayable for me since the difference is so much. The interesting part is, that if I keep playing like this, sometimes it fixes itself for a couple minutes, and it switches back to 60 fps.

One thing I've noticed is that when it starts lagging, the temperature displayed on my motherboard (I really dont know if that's the motherboard's temperature or some other part's temp) lowers to around 40 C. When it stops lagging, the temperature goes up to around 65 C.

My processor is brand new, got it on Christmas because I thought it was my old one (i5 6600k).

btw it not only lags in games but also on google chrome. Lets say I'm watching YouTube and when I fullscreen it may take about 2 seconds when it usually fullscreens instantly.


My specs are:
CPU: i7 7700k
GPU: NVIDIA GeForce GTX 970

For the motherboard I downloaded the latest BIOS update but there is only a .txt file and some other file I can't open. What do I do?
