Hey guys,
How about this build? Really wanted GTX 1060 but it's not worth the price. Anyways until now I was gaming on geforce 210 so I think I can manage with integrated GPU for now and wait for Volta. Please don't tell me to go for cheaper CPU and a GPU. I feel waiting would be better. Just need above 30fps.

Processor:i5-8600k up to 4.30 ( 6 Cores)
CPU-Cooler:Corsair H100i V2 240MM Liquid Cooler
Motherboard:Gigabyte Z370 MD3H
Graphics-Card:None
SSD:Samsung - 500 GB (850 Evo)
HDD:Seagate Barracuda 2 TB @ 7200 RPM
RAM:Corsair - Vengeance 16 GB (16x1) 3000 Mhz DDR4
SMPS:Corsair - CX 650 (650W)
Case:NZXT - S340

Games I will be playing for now:
1. All GTA till GTA 5
2. All AC till Black Flag
3. Guild Wars 2
4. CS:GO
5: DOTA 2

Also want to play around with Unity 3D.

Thanks.

Solution
Depending on what games you play this may be doable - not pretty but doable. However, D3H motherboard is not good for overclocking, also 2x8 Gb RAM would be better then 1x16. I would advise slightly better PSU, looking at this build you can certainly spend a few bucks more for something like Corsair TXM or Seasonic Focus Plus Gold.
