Sorry, but there's no option available for what you want to play at.
That cpu(2cores/2threads) will heavily bottleneck whatever gpu you'd throw at it in those games.
At least a hyperthreaded dual core(2c/4t) - physical 4 core preferred - is needed to run those games smoothly.
And are you running 1, or 2 sticks of ram? If one, then you've got a cpu AND ram bottleneck there.

The bottleneck is socket 775.
A Core2Quad9650 with GTX1050 would allow low, maybe medium, settings depending on which game, but the cpu is STILL a large part of the bottleneck, with the ram being another due to being run in single channel - albeit not as significant as the cpu.
You want to play AAA games - which are no slouches when it comes to resources - with a low-end setup.
The best option would be to save up, but if budget is an issue, the 9650 is about the best you could do here. Make sure the motherboard's bios is up-to-date before swapping cpus.
