Need opinion on the ideal gaming motherboard for intel i7 8700

I will be building PC for my first time. The PC will mainly be used for gaming (games like The Witcher 3, Assassin's Creed series, Rise of the Tomb Raider, etc). I want to run the games on 1920x1080p and 144hz monitor.
The parts that I've chosen are:
Intel i7 8700
Inno3D GTX 1070 iChill X4 8gb ddr5
16gb ddr5 RAM 2666mhz

I thought I'd be getting a budget Z370 motherboard like Asrock Z370 Extreme4, but since the H370's has arrived and it really suits my budget better, do you think the i7 8700 will perform well on the H370 motherboards? Will there be any decreased performance? I've read in some forums saying that H370's quality will not be ideal enough for an i7 8700.
Also, since H370 doesn't allow overclocking for processor and RAM, will I still be able to overclock my VGA to it's boost clock?

Thank you and really need some opinions.

Performance: No difference for CPU speed on a non-OC CPU. The only minor performance difference would be from RAM speed limitations. Which is too minor to worry about. Really there shouldn't be any performance difference with B360 or H310 either. Just lack of or reduction of features, connectors and chipset capabilities.

Quality: There are good quality H370 and poor quality. Just as there are good quality Z370 and poor quality. The difference is it costs less to get a good quality H370 on average than Z370.

Features: Besides overclocking. H370 lacks the ability to split CPU direct PCIe lanes to multiple slots. This is only an issue for some people. Such as those who want SLI or dedicated PCIe lanes to high performance controllers...

- the CPU will run on an h370 board usually (might be some boards state a thermal/power limit, otherwise should run fine)
- mainboard has nothing to do with overclocking a GPU
- boost clock is applied automatically and you don't need to overclock to anything. Tbh, this card will clock around 2000MHz out of the box
- an 8700k on an H370 board is still a bit wasted. You do buy an 8700k for its overclocking capabilities (otherwise just get an 8700). Typically the H370 boards also don't use the high end stuff (network, sound, etc.) -- not necessarily bad stuff, but sometimes older chips. The really nice H370 boards cost basically the same as the cheaper decent Z370 boards.
- the perfect board varies on your local pricing. But there are plenty of boards between 125-150 quid that should satisfy your needs.

There are other minor improvements.

Overclock GPU: The motherboard has no effect on that. If a GPU supports overclocking. You can overclock it.

If you want a top end H370. Look at the ASUS ROG Strix H370-F, Gigabyt H370 Aorus Gaming 3 WiFi or MSI H370 Gaming Pro Carbon.

Thank you for the explanation. I was afraid it would affect my graphic card's performance as well, now I know.
I am indeed buying an intel i7 8700 because I'm not really into overclocking things.

Then the limitation of not being able to overclock RAM won't affect much of my gaming performance? I'll be using 2666mhz, guess that would be enough, right?
The motherboards you mentioned above are still over my budget, unfortunately. I mean, I'd better get a good quality budget Z370 like Asrock Z370 Extreme 4 compared to a similarly priced H370.
I think I'll be using H370 though, do you think the Asrock Fatal1ty H370 Performance is good enough?

There wouldn't be any performance difference. It just may not have all the features or as nice of features. Their products are generally reliable. So, it'll likely be fine. None have been on the market long enough to get any real measure on reliability.

Intel isn't affected as much by RAM speed in gaming as AMD Ryzen. 2666 Mhz is plenty.
