V Sync Problem Help?

I got a Strix 1080 recently for 1080p gaming. I usually play with V Sync on because of stuttering and screen tearing. But when I have V Sync turned on, my FPS is all over the place with 40 to 60 fps instead of a consistent 60. V Sync turned off I get around 100 to 200 but theres a huge stutter and screen tearing and its really annoying me a lot. Haven't really found anything online to fix it yet.

What monitor are you playing on?
You may be getting 100-200 fps *most* of the time but it seems that your fps is dipping down to below the refresh frequency of your monitor, thus the tearing.
Sometimes there's some small adjustments to in-game graphics settings and/or graphics card settings that result in a nice boost to fps without sacrificing any visual quality. I'd suggest keeping vsync on and making some adjustments there.
