intel i7 4770 or intel 15 8400 ?

i'm going to upgrade my processor from an i3 4150 to either i7 4770 or i5 8400.
which one is better for gaming ? also would an i7 4770 be compatible with a gigabyte h81m-ds2 rev 3.0 motherboard ?

4770's are not cheap. These things are still going for retail price and up(even used!).
@OP: you may actually be better off building around the 8400...
