Internet Connection Lasts 5 Minutes, I’ve Tried All the Things

Last week I set up a new router for my landlord (Netgear R7900P). This week, the internet stopped connecting (per the router login), and I tried the following steps:

1. Power cycled router (unplugged for 60 seconds) —> nothing
2. Power cycled modem & router (unplugged both for 60 seconds, including all modem cables) —> internet connected for maybe 5 minutes
3. Updated the router’s firmware (with NO devices connected) —> no internet connection post-update
4. Reset the router to factory settings post-update —-> internet connected for 5 minutes
5. Turned off DHCP settings > rebooted > returned DHCP settings > rebooted (I have no idea if this was necessary - I’m a Googler, not a tech person) —-> nothing

Other info:

My landlord hosts batches of Airb&b guests, so there are several different connections daily, and they also change daily (so no possibility for a Static IP).

My landlord also lets some dude keep a server in the house, of which I know nothing, and the guy is of no help.

Any suggestions/solutions are appreciated!
