$70 is a nit with your budget; you are looking at some 30% better cpu performance.

One place to save would be on the ssd.
I really like the Samsung ssd drives, they perform well and are reliable.
You could use a 860 evo ssd instead.
For the most part, the faster sequential pcie speeds are not that important to performance.

I choose the Z370 for the future and ability to upgrade my CPU without changing my MOBO, and there is no need for a better PSU for now as 550W vs. 359W is a good amount in reserve for me. Yeah, the CPU's are similar but the price here is 10$ soooooo.......
 
I like the Z370 pick for the reasons you stated.
Flight simulators depend on fast core speeds.
If your sim is FSX, it is multi core enabled.
I just did a quick check with FSX.
It keeps all 6 cores of my 8600K@5.0 fully busy.
With your budget, I would buy a i5-8600K and plan on overclocking.
You will also need a decent cooler.
