WiFi / Router Options for a House With Many People / Renting

Hey Guys,

I have a bit of a unique situation. I'm a college student, and I live in a house with about fifteen guys in it. The house is three floors (one is the basement), and has several rooms. Right now, we have internet from xFinity and our plan includes about 300 Mbps down. Unfortunately, random corners of the house, especially when all of us are at home at night really go dead. Our devices connect, but the internet is extremely slow.

I have the task of fixing this issue for the house. Right now, our modem is in the basement in a corner (not the greatest placement I know). But I've just upgraded our plan to 1 Gigabit down and we're about to get that set up in the next couple days. So hopefully that'll give us a little bit more bandwith to mess around with. The modem will go on the first floor, in the middle of the house, along with the router. We can run any cables through walls or mess with existing wiring, because we don't own the house, we only rent it out. So my question is, with the new service, the modem being moved to the first floor, what is my best option for a router / extenders to make sure that all corners of the house are covered. I know my situation is already a little bit handicapped considering I can't run wires and stuff, but what's my next best option? And does it make a difference if I get a different modem or no?

Solution
If you can't run ethernet cable, you can't fix this IMO. That is the first thing that needs to be worked out with the owner of the property. A legitimate network infrastructure needs to be installed.

Better than nothing, but with all these people, there will probably be so much noise on the powerline that even AV2 certified devices will probably get low throughput.
MoCA has a better chance. Outdoor rated ethernet on the outside of the house? Something besides WIFI is needed.
