A bit about my situation
(skip if you want to go straight to the point)
A the moment I'm using i5 6600 non-K, on ASrock H170 pro4 with 16gb 2133mHz ram. I'm the kind of guy that sets every graphical setting to ultra low just so I can get as much FPS as I can. I've noticed that my CPU very often bottlenecks my GPU (970gtx) in games, especially the newer AAA titles and 100% cpu usage causes stuttering and mouse responsiveness issues which makes me seriously mad as I'm really sensitive to any loss of responsiveness. Correct me if I'm wrong, but having a multithreaded CPU would fix these issues, even at games that don't take advantage of 4+ cores (cpu usage wouldn't hit 100% at those)
My options:
a) i7 6700 non-k for a veery good price (~70% discount), only one left, might be out of stock really soon
b) i7 7700k auction ending in 2 days, same price as 6700 atm, but will probably get significantly higher judging by the other auctions
c) save for an i7 8th gen/ryzen + mobo
Getting 8th gen is out of the question for now, as the prices are too high in my country atm and I would also need to replace my motherboard. I could wait for 9th gen to come out and look out for 8th gen/ryzen bargains but that might take a while
Is it worth buying i7 6700 if it's significantly cheaper than 7700k and I can't overclock it? Is the performance loss "worth it"? I feel like it might be worth getting the cheaper option just to save for a GPU in the future. I also value single core performance so I'm leaning more towards Intel rather than AMD. Or maybe not buying anything is the best option? Is paying almost 3 times the price for an 8th gen justified?
Also would upgrading my RAM (which would require a new mobo anyway) give me any noticeable performance gain?

Reaaally cheap i7 6700, kinda expensive but in my price range 7700k (can't overclock) or saving the money for an 8th in the far future (too expensive now)?
