As the title suggest, I have a wifi router which gives me download speeds of more than 30 Mb/s, which is ridiculously fast in my lovely country, South Africa. But for the last few weeks I cannot stream a single episode of any programme on my Android box connected to the TV. I even go down to 360p at times, but it buffers continuously. My laptop and phone is ok-ish, depending on where I am inside the house, but previously (before I moved the router to a good spot in the house) Ookla gave me average speeds of 3Mb/s and I can stream 720p without any issue. It's also not pirate or torrent sites, we can connect our DSTV (like Tivo in USA) to the box, same problem.
