CPU Under Performance

To begin with, I have an i5-7600 @ 3.5GHz; A GTX 1060 6GB; 16GB RAM. I have recently been having huge issues with some of the recent games I've been playing. I used to be able to run these games 144FPS+ but now I struggle to run above 60 a lot of the times. I have a 144hz monitor so this is unbearable. I used to run BF1 at high settings above 90fps but now on the lowest settings I can barely reach 50. On black ops 4 lowest settings I struggle to reach 70. Fortnite I used to get 300+ on lowest, now I get about 40. I'm sure this is my CPU as in task manager all these games use up like 90% of my CPU usage. The temperatures are around 55 and according to Intel Extreme Tuning Utility, it's not thermally throttling. I ran the Heaven Benchmark 4.0 on Extreme settings and averaged 90fps and a score of 2000, which is good. But then when I go to run much lower quality games on lowest settings I can barely reach 60fps.
I'm really lost on what to do here, if I should buy a new cpu but risk having the same issue.
What are your thoughts on why my PC is running so poorly.

Could very well be your power supply not being able to push out enough power to run the computer smooth anymore. Also check for dust and make sure all fans are moving and pluged in.
